Cancellation policy
For reservations confirmed starting from 01/12/2020, the following cancellation policy will apply:
- cancellation up to sixty (60) days before the arrival date: 100% refund of the rental price;
- cancellation from sixty (60) days before the arrival date to the arrival date: cancellation fee equal to 100% of the rental price (no refund);
- cancellation during the stay: cancellation fee equal to 100% of the rental price (no refund).
- Cancellation due to force majeure COVID-19: in case of cancellation of the reservation due to proven travel impossibility due to government regulations restricting the freedom of movement on the national or international territory imposed to deal with the COVID-19 epidemiological emergency, Anita Villas will refund the amount paid for the reservation, without prejudice to the guest's duty to notify Anita Villas starting from 7 days before arrival, and in any case within the day before the booked stay, of the cancellation of the reservation with specific indication of the reasons mentioned above.
Please note that any possible refund will be made by bank transfer in favour of the booking holder within the end of the year of the cancelled reservation. In the event that the payment of the reservation is made by credit card, in the event of a refund, an amount equal to 3% of the amount paid will be withheld for payment management costs.

Casa Grazia is located in a hilly position near San Giorgio di Pesaro, in the province of Pesaro Urbino, in the north of Le Marche region.
From the house, you can easily reach the Adriatic coast in about 20 minutes by car. In the seaside resorts of the area, including Marotta, Fano and Senigallia, there are equipped beaches and areas with free beaches, alternating fine sandy beaches with gravel stretches of coastline. Along the coast, you will also find many restaurants where you can taste typical local fish dishes, as well as pizzerias, pubs and beach chalets.
Exploring Le Marche hills, you can visit many historic villages including Mondavio, Corinaldo, Pergola, Gradara, walking along medieval alleys and walls, among churches, museums and panoramic views.
Among the places to visit in the area there are also Senigallia, known for its "Velvet Beach", the Riviera del Conero, with the towns of Sirolo and Numana located in the heart of the Conero Natural Park, and Urbino, a Renaissance city and UNESCO heritage site.
Among the naturalistic destinations in the area, the suggestive Frasassi Caves, underground caves with stalactites and stalagmites, the Gola del Furlo Nature Reserve and the Monte San Bartolo Natural Park are worth a visit.

Die Villa ist sehr geschmackvoll und modern eingerichtet. Es fehlt an nichts. Wir fühlten uns vom ersten Augenblick an, super wohl. Es war nicht nur sauber sondern es war blitzeblank. Der Pool ist herrlich. täglich wird er gereinigt und die Qualität gemessen. Abends leuchtet er in vielen Farben. Die Aussicht ist wunderschön , wenn morgens die Sonne aufgeht und abends unter, kann man den Blick vor lauter staunen nicht abwenden . Luana und Lorenzo sind zauberhafte Menschen ,auch ihre beiden Töchter. Sie waren immer um uns besorgt und verwöhnten uns ,ohne unsere Privatsphäre zu verletzen. Sie standen uns immer mit Tipps und Empfehlungen zur Seite. Auch bekamen wir immer wieder leckere Sachen zum essen. Wir haben sie sehr lieb gewonnen , auch das kleine Kätzchen Lilli und der kleine Hund Jack .
