Cancellation policy
The tenant can withdraw from or terminate the rental contract in writing. The landlord will try to find another tenant. If this succeeds or if the tenant provides a replacement under the same rental conditions and rental price, the original tenant will receive their deposit back minus a processing fee of €200.
If no replacement tenant can be found before the agreed start of the rental period, the original tenant is obliged to pay the landlord compensation, taking into account any expenses saved for the following pro-rata rents (excluding final cleaning and, if applicable, any additional costs), provided that another rental is not possible.
Compensation applies as follows:
Cancellation up to 120 days before the start of the rental period: 50% of the net rental price, i.e. ...................... EUR;
Cancellation less than 120 days before the start of the rental period: 90% of the net rental price, ............................ EUR.
When the landlord receives notice of termination is decisive for calculating the aforementioned deadlines with regards to paying compensation.
With regards to the possible need for a cancellation, the tenant is recommended to take out travel cancellation insurance. Nevertheless, the landlord will try to rent the rental property to someone else.
The renter can prove a lesser damage at any time.

Der Sommer hatte eine Pause eingelegt, aber egal.
In der Villa war alles vorhanden um einen wunderschönen Aufenthalt zu genießen.
Wir können es nur weiterempfehlen, ideal für einen Familienurlaub mit vielen lieben Menschen.

Der Mietpreis ist sehr hoch, die Leistung, die man dafür erhält, ist im Verhältnis dazu nicht gut._x000D_
Positiv:_x000D_
- schöner und wirklich großer Pool_x000D_
- großes Haus mit Charme_x000D_
- vieles inklusive (Tischtennis, Dart, Massagesessel, wenn auch nur noch einer, Fitnessraum, Fahrräder)_x000D_
- große Couchlandschaft und großer Esstisch_x000D_
Negativ:_x000D_
- NACH Buchung erhält man einen Mietvertrag, in dem für den Mieter sehr nachteilige Bedingungen enthalten sind, s. u. a. die 3 nachfolgenden Beispiele:_x000D_
1. Zahlung des Mietpreises: 50 % sind sofort als Anzahlung fällig und die restlichen 50 % schon 4 Monate vor Anreise, d. h. man trägt als Mieter das alleinige Risiko, insbesondere falls der Vermieter Insolvenz anmeldet, Entgegenkommen gab es diesbezüglich nicht, dies sei so, weitere Rückfragen wurden ignoriert._x000D_
2. Hunde, die vor Buchung erlaubt sind, dürfen sich laut Vertrag nur im Wohnbereich der Einliegerwohnung aufhalten, also ausschließlich in EINEM Raum. Hier kam man uns dann zwar entgegen, so dass die Hunde auch in die übrigen Wohn- und Schlafräume durften, aber wo soll da der Sinn liegen (erst nein und auf Nachfrage doch)._x000D_
3. Der Mieter ist im Winter selbst für die Schneebeseitigung zuständig -> genau deswegen fährt man auch in den Urlaub! Zum Glück waren wir im Sommer da._x000D_
- Mietkaution wurde nicht wie vereinbart sofort zurückgezahlt, sondern deutlich verspätet, so dass wir schon dachten, wir bekommen sie gar nicht mehr zurück._x000D_
- Im gesamten Haus ist es EXTREM heiß, was wohl an der Poolheizung liegen soll. Man bekommt die heiße Luft auch nicht raus, so dass wir nachts nicht sehr gut geschlafen haben._x000D_
- WLAN funktionierte zu 95 % gar nicht und ansonsten nur sehr, sehr langsam._x000D_
- Wir hatten ein (dem Vermieter bekanntes) Wespennest am Fenster eines Bades, so dass man dieses Bad sowie die umliegenden Räume vor allem nachts nicht lüften konnte, was insbesondere wegen der heißen Luft im Haus noch belastender war._x000D_
- In den Mülleimern waren keine Mülltüten. Der Hausmeister teilte uns telefonisch mit, wir sollen im Hauswirtschaftsraum gucken, dort gab es aber nur 5 L Beutel._x000D_
- Schlüsselübergabe erfolgte nicht zum vereinbarten Zeitpunkt, nach Anruf beim Vermieter kam der Hausmeister dann ca. 30 Minuten später und hat auch nicht wie avisiert eine Übergabe mit uns gemacht, sondern war sofort wieder weg._x000D_
- Weitere Mängel wie z. B. aus der Wand raushängende Steckdosen, Fahrräder nicht wirklich verkehrssicher (Bremswirkung bei allen schlecht), so dass wir sie leider nicht genutzt haben, Insektenschutz eingerissen, also ohne Funktion, gab es aber sowieso nur an 2 Fenstern, Sonnenschirm defekt, Zugang zur Einliegerwohnung nicht abschließbar, Fitnessraum muffig etc.
