In the event of cancellation, the following percentages of the total rental price are retained:

- from 59 to 30 days before arrival: 70%

Holiday destination
The hamlet lies among vineyards, olive groves and oak woods on the Umbria-Tuscany border, just outside the medieval village of Monteleone d'Orvieto: quiet and panoramic, yet close to central Italy's best known towns. Orvieto is 25 minutes away, Citta della Pieve 15, Lake Trasimeno 40, Civita di Bagnoregio and Lake Bolsena about an hour, the Val d'Orcia an hour and a half.
Getting there
By car: take the A1 motorway and exit at Fabro-Ficulle, then follow signs for Monteleone d'Orvieto (about 15 minutes). The estate is on Via dei Pini, just outside the village. Free private parking for more than 20 cars is available on site; access for buses and campers by prior arrangement.
By train: the nearest station is Fabro-Ficulle (10 km); Orvieto station (25 km) is served by fast trains from Rome and Florence. Transfers can be arranged on request.
By plane: Rome Fiumicino is about 1 hour 45 minutes away, Perugia San Francesco about 1 hour, Florence about 1 hour 45 minutes.
Check-in from 4:00 pm with a guided tour of the estate; check-out by 10:00 am. Please let us know your estimated arrival time in advance.

Host informationWe are the family that has been running Agriturismo Borgo Santa Maria since 2000, together with a team of 15 people. We restored the hamlet house by house and we live on the estate, so we are on hand throughout your stay - for the welcome tour, for tips on what to see in Umbria and Tuscany, and to organise dinners, tastings and events. We look forward to welcoming you.
