General Terms and Conditions
These General Terms and Conditions apply to all bookings and stays at the Eckhütt Eins retreat house. By making a booking, the guest accepts these terms.
In brief — the essentials in plain words
Please enquire at least 14 days before arrival. Shorter notice is possible only by personal arrangement.
Your booking becomes valid only once we confirm it in writing — before that, you have no claim to the house.
The rental price is paid in full before arrival. If the deposit does not arrive on time, the booking lapses.
Anyone who does not take up a confirmed, paid week, or cancels without valid grounds, pays up to 100 % of the rental price. Valid grounds are only serious defects of the house, or the house being significantly different from its description.
1. Scope
These General Terms and Conditions apply to all bookings and stays at the Eckhütt Eins retreat house. By making a booking, the guest accepts these terms.
The professionally supervised programmes (legal, medical and coaching services) are not covered by these Terms. They are governed exclusively by the respective provider's own engagement and fee agreement; the procedure and principles are set out on the Prices & Conditions page.
2. Booking, minimum advance notice and conclusion of contract
In brief: Enquire at least 14 days in advance. Your booking is valid only once we confirm it in writing.
Minimum advance notice. Booking enquiries must be submitted with a minimum notice of 14 days before the desired arrival date. Shorter-notice bookings (less than 14 days before arrival) are possible only after prior personal arrangement with the provider and the provider's express agreement.
Conclusion of contract solely by written confirmation. The guest's booking enquiry is an offer; on its own it establishes no claim to the accommodation. A rental contract comes into existence only and exclusively when the provider expressly confirms the booking in text form (e.g. by email). A mere reservation, an acknowledgement or interim message, or the provider's silence do not constitute acceptance.
The booking is made directly with the provider. Reservations via booking or intermediary platforms are not offered for the rental of the house.
3. Services
The scope of services is set out in the booking confirmation. Additional services (catering, themed weeks, external offers) are agreed in advance and form part of the booking.
The shopping service is charged as follows: a time-based flat fee (€45 for the five event packages and for the small weekly shop, €120 for the full weekly shop) plus the actual value of the goods according to the receipt.
4. Prices, deposit and advance payment
In brief: You pay the full price before you arrive. If the deposit does not arrive on time, the booking lapses.
All prices are in euros plus statutory VAT, where applicable. VAT is shown separately in the booking confirmation or the respective offer.
Deposit. A deposit of 30 % of the total amount is due within 7 days of the booking confirmation. If the deposit does not arrive on time and in full, the booking lapses; the contract is deemed not to have come into existence, and the provider may allocate the period elsewhere without further reminder or grace period.
Advance payment. The remaining rental price is payable in advance and must have been received in full by the provider no later than 14 days before arrival. For a booking made with less than 14 days' notice, the entire rental price falls due immediately upon booking and must in any case be paid in full before arrival. Handover of the accommodation and of the keys is conditional on the advance payment having been received in full.
Decisive point in time. For the timeliness of any payment, what matters is receipt (credit) in the provider's account, not the guest's dispatch or payment instruction.
5. Cancellation, no-show and refusal to take up the tenancy
In brief: You can cancel free of charge up to 28 days beforehand. Anyone who does not take up a paid week, or cancels without valid grounds, pays 100 %.
Ordinary cancellation. Free cancellation by the guest is possible up to 28 days before arrival. For later cancellation, 50 % of the agreed rental price is charged.
Cancellation fee of 100 %. A cancellation fee of 100 % of the agreed rental price applies in particular where
the advance payment is not received, or not received on time, in full by the provider,
the guest does not arrive (no-show), or
the guest refuses or declines to take up the tenancy without valid legal grounds.
Valid grounds. The only valid grounds for refusing to take up the tenancy or for the guest's withdrawal are: serious defects of the rental property that significantly impair its contractual use, or significant deviations of the rental property from the published description. Such grounds must be reported without delay, and the provider must be given the opportunity to remedy them.
Grounds that are not valid include, in particular, a change of mind by the guest, lack of interest or waning "enthusiasm", other changes of plan, and the expectation of features or services that are evidently not listed in the description.
Payments already made are set off against the cancellation fee. The guest reserves the right to prove that the provider incurred no loss, or a substantially lower loss; the provider reserves the right to prove a higher loss.
6. Guest's obligations
The guest undertakes to treat the house and its furnishings with care. Smoking is prohibited throughout the building.
Garden, ponds, meadow: Children at the pond only when accompanied by adults. Please do not harvest wild herbs from the wildflower meadow — the plant community is sensitive and part of the character of the property.
Waste & recycling: Waste produced during the stay must be taken away on departure. On-site disposal is not provided.
Heating, stove, grill: Please use appropriately. With the wood stove and the grill, allow the ash to cool completely before placing it in the metal bin provided.
Departure: The house is to be handed over swept clean, with the refrigerator empty and cleaned. The key is to be left at the agreed place.
Final cleaning: Final cleaning is charged as a flat fee of €250 and is not included in the weekly price; it is mandatory for every booking. For heavier soiling that goes beyond normal final cleaning, an additional fee of up to €200 may be charged.
7. Dogs
Dogs may be brought along by prior arrangement. The fee is €80 per dog and week as a flat rate. It covers extra cleaning and consumables.
8. Liability
The provider is liable without limitation for damage arising from injury to life, body or health, and for damage based on an intentional or grossly negligent breach of duty by the provider, its legal representatives or vicarious agents. In the case of a slightly negligent breach of an essential contractual obligation (cardinal obligation), liability is limited to the foreseeable damage typical of the contract; otherwise liability for slight negligence is excluded. Mandatory statutory liability, in particular under the Product Liability Act, remains unaffected.
Within the scope of the foregoing, the provider is not liable for items that the guest brings into the accommodation. The guest is liable for damage caused by improper use.
9. Withdrawal by the provider
The provider may withdraw from the contract if unforeseeable circumstances (e.g. force majeure) make performance impossible. In that case, payments already made are refunded in full.
10. Data protection
Personal data is processed exclusively within the framework of the statutory provisions (see the privacy policy on the website www.eckhuetteins.com).
11. Place of jurisdiction and applicable law
German law applies. If the guest is a consumer, mandatory consumer protection provisions and the statutory place of jurisdiction remain unaffected. Otherwise — in particular vis-à-vis businesses — the place of jurisdiction is the provider's registered seat, to the extent legally permissible.

Holiday destination
On a sunny rise in the Perlbach valley, on the southern slopes of the Bavarian Forest, surrounded by meadows and woodland. Hiking trails start right at the door, car-free, and the Bernried forest bathing lake is within walking distance in good weather. Sankt Englmar — with its Treetop Walk, summer toboggan run and ski area — is right next door. Deggendorf, Passau and Regensburg make lovely day trips, along with the Danube Cycle Path and the Bavarian Forest National Park. The A3 motorway exit Schwarzach–Bernried is about 15 minutes away.
Getting there
By car: A3 Munich–Passau, exit Schwarzach–Bernried (alternatively Egg–Metten). From there, about 15 minutes through quiet villages to Eckhütt. Free parking right by the house.
By train: Deggendorf or Plattling station, both around 15–20 km away. Pick-up on request for a small flat fee.
Airports: Munich and Nuremberg are 1.5 to 2 hours away by car.
